Our client was interested in waterfront property on a secluded street with great water views and gulf access. They purchased a nice pie shaped lot at the end of a cul-de-sac that extended out into the waterway beyond adjacent properties. The site was perfect, but the house was a small 2200 sq ft ground level structure with limited water views. The interiors were outdated and unchanged since the original construction in 1957. The rooms were very small and there was no flow to the floorplan.

The client chose this property as their retirement home and a place where their large family could spend vacation time together. They required an enlarged, open floorplan that utilized the pie shaped lot efficiently and took advantage of the panoramic water views. Although the owner was not initially interested in a raised living level, due to FEMA restrictions, we elected to elevate the structure. We included a state of the art elevator for ease of access from ground level to first floor.

One of the primary objectives of the design was to create a comfortable, spacious flow from room to room, focusing on the clients desire to create one large, central entertainment area for cooking, dining and entertaining. A desire for simplicity with function was emphasized.

We set out on the task of integrating an angled master suite / bedroom wing that would follow the side building setback of the lot. We elected to keep the existing garage roofline to scale the elevated structure and include a flared open stairway to maintain the front elevation's architectural balance.

During design meetings with the owner, we identified other drawbacks with the existing floorplan:
  • Lack of natural light throughout the house.
  • Small rooms disconnected from each other.
  • Poor kitchen design with very inefficient workspace area.
  • Master bedroom lacked additional space for a separate sitting area.
Our design solution, as illustrated in the following pages, represents the entire house remodel with added living space. For clarity, we have provided a BEFORE Floor Plan and REMODELED Floor Plan detailing the construction work performed on the existing structure. The Before Plan shows all of the demolished walls, represented by dashed lines.

The open flared entry stairway is a central highlight of the remodeled plan. In addition, the large octagonal sitting room off the rear of the master suit area provides for a panoramic view of the coastal waterway, taking full advantage of the rear lot projection. This area provided the perfect place for unwinding after a busy day.

Window bays were also incorporated into the rear guest bedroom area, front dining room and rear breakfast nook. These unique spaces provide elevation balance and maintain the design concept of panoramic water views.

The kitchen design contains a curved island that has a three tiered granite countertop creating a functional, unique work station complimented by the raised hi-bar. Above the kitchen island is a functional soffit that is a mirror image of the custom curved shape. The cabinet and granite theme is continued into the fireplace and entertainment center across the great room.

Interior arches and columns were added to gently separate the entry foyer, dining room and great room areas. In addition, we crafted a custom, offset crown moulding that allows for up-lighting, adding character and dimension to the main gathering room.
