NARI FLORIDA WEST COAST REMODELING AWARDS
2nd Place ~ Residential Kitchen ~ $60,001 to $100K
We were referred to our client who desperately needed renovations to the house, but were unsure how to proceed. They had lived in the home for the past ten years and knew that certain changes were necessary to keep up with their growing family. They were comfortable with the neighborhood and not interested in relocating.
Enter the design team: The house was originally built in the 1920's with clay block exterior walls, plaster interior and a crawlspace. The interiors were outdated and unchanged since the original construction. The HVAC ductwork was conditioning the crawlspace more than the living space and pulling mold infested air through the ductwork. The rooms were very small and there was no flow to the floorplan. During design meetings with the owner, we identified the following items and modifications they were interested in incorporating into the new scope of work for the project:
Project Objectives:
- Open up existing walls to create one large and open space for dining, cooking, relaxing and entertaining.
- Upgrade the kitchen area with state of the art appliances, cabinets and finishes.
- Add a separate and more private dining room to the floor plan.
- Comfortable flow from space to space, room to room.
- Maintain the style and architecture of the 1920 theme of the existing house.
Project Challenges:
- Exterior walls of the two story structure were constructed with clay block.
- Floor joist system was rotted, unlevel, and falling apart.
- HVAC ductwork in the crawlspace was mold infested and leaking air into the crawlspace.
- Clients were going to live in the house during construction.
- Maintain the look and feel of the architecture of the 1920 theme of the existing house.
Project Solutions:
- We supported the second level floor system and erected a steel I beam to support the load of the exterior clay block wall.
- We constructed concrete reinforced piers to support the new loads of the steel I beam as the clay block would not withstand the load.
- We opened up the floor system of the existing space and replaced the HVAC ductwork and floor joist system.
- We paid careful attention to detail during all finish carpentry work performed on the project.
Project Summary:
One of the primary objectives of the design was to create a comfortable, spacious flow from room to room, focusing on the clients desire to create one large, central entertainment area for cooking, dining and entertaining. A desire for beauty, as well as function was emphasized. Careful attention was placed on maintaining the style and features of the existing house during product selection.
Our design solution represents the entire house remodel with added living space.
