NARI FLORIDA WEST COAST REMODELING AWARDS
1st Place ~ Residential Addition $100K to $250K
We were initially contacted to design and build a bedroom added to the existing house. Our client was expecting a new addition to their family and needed the extra space. They had lived in their 53 year old home for the past ten years without any major renovations. It was time to update the elevations and enlarge the living space.
One of the primary objectives of the new design was to make a statement with the front elevation. A desire for simplicity with function was emphasized. We focused our design efforts in this area. Through our disclosure meetings of the project, we identified other drawbacks with the existing floorplan:
- No formal entry or portico.
- Need for a larger bedroom area.
- Need for smaller "craft" room if possible.
- Open space from entry into rest of the house.
- Repair roof leak in valley of garage and house.
We set out on the task of integrating additional space toward the front of the existing house with the rest of the living space. We were able to continue the building line across the front of the garage and stay within zoning setback lines. This allowed for the construction of a prominent front portico balancing the front elevation.
By removing the exterior block wall between portico and existing dining room, we provided for a formal front entry that was the interior highlight of the project.
Our design solution, as illustrated in the following pages, represents the new front addition work with entry portico and formal entry. For clarity, we have provided a BEFORE Floor Plan and REMODELED Floor Plan detailing the construction work performed on the existing structure. The Before Plan shows all of the demolished walls, represented by dashed lines.
