NARI FLORIDA WEST COAST REMODELING AWARDS
1st Place ~ Entire House ~ $250K to $500K

We were referred to our client who desperately needed renovations to the house, but were unsure how to proceed. They have lived in the home for the past ten years and knew that certain changes were necessary to keep the peace in the family between two teenage daughters and their parents.

One of the primary objectives of the new design was to establish two additional bedroom suites with private bathroom facilities for the teenage daughters. In addition, higher ceilings and more natural light was high on the priority list. A desire for simplicity with function was emphasized.

During design meetings with the owner, we identified the following renovations and modifications they were interested in incorporating into the new scope of work for the project:
  • Reconfigure new and existing space to provide for two bedroom suites.
  • Bring more light into the living room.
  • Increase the ceiling height of the living room and new added space.
  • Make the entry portico more pronounced.
  • Bring the laundry room from the garage to the interior conditioned space.
  • Replace the wood flooring in the kitchen and living room areas.
  • Replace all windows and doors with energy efficient impact units (except the front door).
We set out on the task of integrating the added living space along the left side of the house where the new bedroom suites and laundry room would be located. This new living space would be constructed at the nine foot four inch bearing height. To add balance to the front elevation, we elevated the large entry portico over-frame at fourteen feet. The eight foot bearing of the existing garage, kitchen and existing bedrooms were left alone.

Interior arches and square, raised panel columns were added in the renovated living room area to gently separate the living room hallway and garage entry areas. In addition, we crafted a custom, offset crown moulding that allows for up-lighting, adding character and dimension to the living room.

Our design solution, as illustrated in the following pages, represents the house remodel with added bedroom living space. For clarity, we have provided a BEFORE Floor Plan and REMODELED Floor Plan detailing the construction work performed on the existing structure. The Before Plan shows all of the demolished walls, represented by dashed lines.

In addition, we have pictorial represented this project with “before” photo’s adjacent to all of the “finished” photo’s on all of the major views of this spectacular building transformation. Enjoy!
