Project Description



Our client had lived in the waterfront home for the past eight years. They put in a pool years ago planning on spending much of their free time with their young family outdoors. Much to their dissatisfaction, the blazing afternoon sun rendered the rear yard almost unusable. Family gatherings and simple cookouts had to wait until sunset, before being able to enjoy their backyard. Based on the architecture of the house and the location of the pool, they were stymied as to a direction to provide a permanent, attractive covered area on the lanai.

Enter the Design Team: The pool encroached under the footprint of the area adjacent to the main patio. A large structure would be required to span the 20' distance beyond the encroaching pool. This structure would need to be balanced and fit in with the existing architecture, without overpowering the space. During design meetings with the owner, we identified the following items and modifications they were interested in incorporating into the new scope of work for the project:

Project Objectives:
  • Design a space that would provide shelter from the afternoon sun, as well as inclement weather.
  • Maintain symmetry and balance with the new construction to the existing home.
  • Update the existing pool, enlarge the walkway around the pool, add new pool decking material.
  • Have the new construction blend in with the existing architecture, highlighting a Key West style.
  • Have lots of open space, preserve the water views, and create a night-life atmosphere with specialty lighting.
Project Challenges:
  • Construction around existing pool location.
  • Building setbacks on side and rear of existing house.
  • Design a structure that would be structurally sound, large enough for the family needs while maintaining large open clear spans.
  • Construct an open structure that would be protected from the salt air, rain and wind.
  • Construction to be completed before the summer vacation for the children.
Project Solutions:
  • We decided to cover the entire lanai off the rear of the house. We partially covered the step access to the pool with the long engineered beam span, allowing partial cover in the pool from afternoon showers.
  • We utilized cedar beams with open spans emulating a Key West look.
  • All of the structural beams were wrapped in cedar, maintaining consistency with the material choice.
  • We utilized 2"x6" red cedar tongue and groove material for the roof decking that doubled as the finish look on the roof system underside.
Project Summary:
One of the primary objectives of the design was to create a comfortable, spacious flow from indoor space to outdoor space, focusing on the clients desire to keep their water views open. A desire for beauty, as well as function was emphasized.

Our design solution, as illustrated in the following pages, represents this exterior remodel with added outdoor living space. For clarity, we have provided a BEFORE Floor Plan and REMODELED Floor Plan detailing the construction work performed on the existing structure.
