NARI FLORIDA WEST COAST REMODELING AWARDS
CONTRACTOR of the YEAR (CotY)
1st Place ~ Entire House ~ Over $1MM
CHRYSALIS REGIONAL AWARDS
1st Place ~ Whole House Remodel ~ Over $1MM
Our client had lived in the home for the past eight years and knew that certain changes were necessary to keep the house up to date and consistent with the other remodeling that was taking place in the neighborhood. The house was situated on a beautiful double lot with open water views. The detached garage was located on the second lot, 30 yards from the house. They wanted to combine the existing structures into a single, contemporary oasis that was unique and different from the commonplace Mediterranean architecture.
Enter the Design Team: The house was a small 1750 sq ft ground level structure with limited water views. The interiors were outdated and unchanged since the original construction in 1959. The rooms were very small and there was no flow to the floorplan. During design meetings with the owner, we identified the following items and modifications they were interested in incorporating into the new scope of work for the project:
Project Objectives:
- Design and build a contemperary structure that would marry the garage to the house.
- Bring the new living square footage to 3,600 square feet.
- Provide multiple water views from each room in the house.
- Raise ceiling height from eight feet to ten feet in the perimeter living space, with a central room at twelve feet.
- Create one large and open space for dining, cooking, relaxing and entertaining.
- Create an incredible master bedroom suite with walk in closets and exquisite bathroom.
- Maximize outdoor living with a combination of covered and open spaces.
- Establish a comfortable flow from space to space, room to room.
- Maintain as best as possible the original footprint of the house.
- Introduce clean lines and utilize unique materials throughout the construction.
- Keep form and function simple, but unique and elegant.
Project Challenges:
- FEMA 50% regulation on living space below the flood plane.
- Construction around extensive old growth landscaping.
- Building setbacks on front, side and rear of existing house.
- Minimize the "out of house" time for clients by building the new addition prior to remodeling the existing house.
- Provide for adequate rainwater runoff from the flat roof systems of the new additions.
Project Solutions:
- FEMA restriction for living space on the ground floor, combined with limited building setbacks, dictated that we raise the living level up 23" to be above the flood plain.
- We utilized a maximum spanning roof truss system to bear on the elevated exterior walls. This left the interior space open to creatively place interior walls and design unique spaces.
- We utilized floor to ceiling, commercial grade storefront glazing to provide for maximum water views and keep the structure sleek and streamline.
- We introduced a curved facia on the new 14' middle addition that introduced a different architectural detail, complimenting the clean lines of the main house and garage.
- With a compressed construction cycle, "Critical Path Scheduling" was necessary to align and coordinate all trades on the project.
- We incorporated the unique artifact column pieces the client wanted to display into the definition and flow of the main living room.
- The 300 year old teak front door was skillfully integrated into the glazing system to complete the front portico.
- The tiered deck levels comfortably transition the path from elevated living level to surrounding grade.
- The pool interior is finished with square blue glass tiles that were patterned in the shape of a wave to emulate the "flow" of water from house to pool to Gulf.
- We constructed a "trough like" aquaduct structure to creatively divert rainwater off the flat decks of the main structure to the ground.
Project Summary:
One of the primary objectives of the design was to establish a unique architecture that was different from anything found in this region of Florida. We introduced different materials to maintain the contemporary style. We established a comfortable, spacious flow from room to room, focusing on the client's goal to create one large, central area for cooking, dining and entertaining. A desire for beauty, as well as function was emphasized.
Our design solution, as illustrated in the accompanying photos, represents the entire house remodel with added living space. In addition, we have pictorially represented this project with "before" photos adjacent to all of the "remodeled" photos on all of the major views of this spectacular building transformation. A special treat lies ahead with aerial photography added for your pleasure. Enjoy!
