Project Description


Our client had lived in the home for the past eight years and felt that certain changes were necessary to update the house and keep it consistent with the other remodeling that was taking place in the neighborhood. The house was situated on a beautiful waterfront lot with open water views.

Our client had visions of a Key West oasis with open spaces and lots of glass to be able to take advantage of the water views. They also wanted to add more space to the master bedroom that would extend into the rear yard wrapping around the pool deck.

Enter the Design Team: The site was perfect, but the look of the house was outdated and the interiors were unchanged since the original construction in 1957. The rooms were very small and there was no flow to the floor plan.

During design meetings with the owner, we identified the following items and modifications they were interested in incorporating into the new scope of work for the project:

Project Objectives:
  • Convert the simple style of house to emulate a traditional Key West architecture, that looks like it was built years ago.
  • Increase the new square footage to 2,400 square feet under roof.
  • Provide multiple water views from each room in the house.
  • Vault the ceiling in the main family / kitchen area for a more open feel.
  • Create one large and open space for dining, cooking, relaxing and entertaining.
  • Create an incredible master bedroom suite and exquisite bathroom.
  • Prevent the long wait time in the bath and shower for hot water to reach the fixtures.
  • Maximize outdoor living with a combination of covered and open spaces.
  • Establish a comfortable flow from space to space, room to room.
  • Maintain as best as possible the original footprint of the house.
  • Introduce clean lines and utilize unique materials throughout the construction.
  • Keep form and function simple, but unique and elegant.

Project Challenges:
  • FEMA 50% regulation on living space below the flood plain.
  • Construction around existing rear pool.
  • Aged under-slab piping required extensive re-piping to accommodate new fixture location.
  • The existing water heater location was on the other side of the house, thirty feet away.
  • The existing water supply lines to the bathroom were 1/2”. New fixture requirements require re-piping of 3/4” copper pipe for adequate water supply.
  • Building setbacks on front, side and rear of existing house.
  • Minimize the “out of house” time for clients by completing the project in less than five months. Typical project of this nature takes six to seven months to complete.

Project Solutions:
  • Due to the FEMA restriction for living space on the ground floor, the garage, guest bedrooms and laundry room were not included in the scope of work. In addition, the roof truss system needed remain.
  • We vaulted the main living area by structurally supporting the upper chords of the truss and removing the bottom chord, adding ceiling height to the space.
  • To protect the existing landscaping and rear pool areas, we carefully scheduled lumber drops and material drops, occasionally utilizing a crane service.
  • Relocate the master bath to the front of the house, allowing for the master bedroom addition to project into the rear yard taking advantage of the beautiful water views.
  • Install a tankless gas water heater above the ceiling to provide quick, energy efficient hot water for the fixtures.
  • With a compressed construction cycle, “Critical Path Scheduling” was necessary to align and coordinate all trades on the project.
  • Green Technology solutions are provided in the descriptions under the pictures throughout the portfolio.
  • The newly constructed project contains metal roof, a quaint covered front porch with decorative railing that brings the serene feel of The Keys to St. Petersburg.

Special Features:
  • PVC material was utilizes for all of the exterior trim details.
  • Deep tray ceilings in bathroom entry, main floor area and tub deck area.
  • Raised base cabinetry at vanity area allowing down lighting.
  • Heated radiant floor system under floor tiles in master bath.

Project Summary: One of the primary objectives of the design was to create a comfortable, spacious flow from room to room, focusing on the clients desire to create a central area for cooking, dining and entertaining. A desire for simplicity with function was emphasized.
