NARI FLORIDA WEST COAST REMODELING AWARDS
1st Place ~ Entire House $500K to $1MM


We were referred to our client who desperately needed renovations to the house, but were unsure how to proceed. They had lived in the home for the past ten years and knew that certain changes were necessary to keep the house up to date and consistent with the other remodeling that was taking place in the neighborhood. They were comfortable with the neighborhood and not interested in relocating.

Enter the design team: The house was a small 1750 sq ft ground level structure with limited water views. The interiors were outdated and unchanged since the original construction in 1959. The rooms were very small and there was no flow to the floorplan. During design meetings with the owner, we identified the following items and modifications they were interested in incorporating into the new scope of work for the project:

Project Objectives:
  • Bring the new living square footage to 4,000 square feet.
  • Provide multiple water views from each room in the house.
  • Create one large and open space for dining, cooking, relaxing and entertaining.
  • Create an incredible master bedroom suite with walk in closets and exquisite bathroom.
  • Maximize outdoor living with a combination of covered and open balconies with private access.
  • Comfortable flow from space to space, room to room.
  • Increase ceiling height of the newly added space.
  • Maintain as best as possible the original footprint of the house.
  • Provide for plenty of storage space on the lower levels.
Project Challenges:
  • FEMA 50% regulation on living space below the flood plane.
  • Construction around extensive old growth landscaping.
  • Construction around existing pool in the rear of the house, just four feet from the new structure.
  • Building setbacks on front, side and rear of existing house.
Project Solutions:
  • FEMA restriction for living space on the ground floor, combined with limited building setbacks, dictated that we build up.
  • To protect the old growth existing landscaping, we carefully scheduled lumber drops and material drops, occasionally utilizing a crane service.
  • We utilized a maximum spanning roof truss system to bear on the elevated exterior walls. This left the interior space open to creatively place interior walls and design unique spaces.
  • Over 2,000 square feet of ground level storage space resulting from the elevated living space.
  • Window bays were incorporated into the gazebo shaped master bedroom area to provide elevation balance and maintain the design concept of panoramic water views. Interior arches and columns were added to gently separate the entry foyer, dining room and great room areas.
  • We crafted a custom, offset crown moulding that allows for up-lighting, adding character and dimension to the main gathering room.
Project Summary:

One of the primary objectives of the design was to create a comfortable, spacious flow from room to room, focusing on the clients desire to create one large, central entertainment area for cooking, dining and entertaining. A desire for beauty, as well as function was emphasized.

Our design solution, as illustrated in the following pages, represents the entire house remodel with added living space. For clarity, we have provided a BEFORE Floor Plan and REMODELED Floor Plan detailing the construction work performed on the existing structure. The Before Plan shows all of the demolished walls, represented by bold lines. Shaded areas indicate new living space while cross hatched areas indicate outdoor living spaces.
