NARI FLORIDA WEST COAST REMODELING AWARDS
1st Place ~ Residential Addition ~ $100K to $250K


The client had lived in the home for the past ten years. Their family had grown and were now in desperate need for additional space for their pre-teen boys. The landscaping was full in the front and rear of the house and they were not interested in a larger house footprint.

Enter the design team: The interiors were outdated and unchanged since the original construction in 1990. There was no entertainment room or home office. Additionally, extra room was needed in the garage for storage. During design meetings with the owner, we identified the following items and modifications they were interested in incorporating into the new scope of work for the project:

Project Objectives:
  • Add approximately 1,000 square feet of space that is separate, yet attached from the main living level.
  • Provide and exterior, private access to the new space.
  • Maintain symmetry and balance with the new construction to the existing home.
  • Create one large game room, media room and entertaining area, with extra closet space.
  • Create an up to date functional office with bathroom, walk in closets and access from the outside.
  • Maintain tall ceiling heights consistent with the existing home.
  • Have the new construction blend in with the existing architecture, highlighting a Mediterranean style.
  • Have lots of natural lighting, intricate tray ceilings, up-lighting and niches throughout the space.
Project Challenges:
  • Construction around extensive old growth landscaping.
  • Building setbacks on front, side and rear of existing house.
  • Construction to start in the beginning of the Florida rainy season.
  • Clients to live in structure during construction.
  • Electrical circuitry running through the space where new construction elements need to be installed.
Project Solutions:
  • To protect the old growth existing landscaping, we carefully scheduled lumber drops and material drops, occasionally utilizing a crane service.
  • The electrical circuitry was protected and new floor trusses were carefully positioned around the existing wires.
  • To have added protection from the rain, the main truss system over the existing garage was kept in place while the floor system and platform was constructed.
  • We crafted a custom, offset crown moulding that allows for up-lighting, adding character and dimension to the main gathering room.
  • We utilized large windows on the front and side elevation to allow natural light to wash into the new space.
  • We designed an elegant and functional spiral staircase to access the office from the side yard.
Project Summary:

One of the primary objectives of the design was to create a comfortable, spacious flow from room to room, focusing on the clients desire to create two large rooms with a common bathroom and storage area. A desire for beauty, as well as function was emphasized.

Our design solution, as illustrated in the following pages, represents the entire house remodel with added living space. For clarity, we have provided a BEFORE Floor Plan and REMODELED Floor Plan detailing the construction work performed on the existing structure. The Before Plan shows all of the demolished walls, represented by bold lines. Shaded areas indicate new living space while cross hatched areas indicate outdoor living spaces.
